The One Government Center features a plaza that encompasses an area directly below and around the building and extends to the south toward Jackson Street. The total plaza area is approximately 22,400 sf and provides the thermal and waterproofing protection for occupied building space below.
Fishbeck evaluated the plaza system and the underside of the structural slab from within the occupied spaces of the building. We also completed exploratory excavations at designated locations to investigate the condition of the plaza waterproofing, drainage system, and structural slab.
Our assessment of the existing waterproofing system above occupied space indicated the waterproofing system was in poor condition and beyond its useful life. We also identified supporting concrete floor damage related to the membrane failure. Recommendations included removal and replacement of the waterproofing, insulation, and drainage systems; and replacement of the granite wearing surface. Additional work included repairs to the supporting concrete floor.
